Patterson Park, Baltimore: rowhomes on the park
The Patterson Park neighborhood sits just north of the park it is named for in East Baltimore, between East Baltimore Street and Eastern Avenue.
Where Patterson Park is
The neighborhood is bounded by Baltimore Street on the north, Patterson Park Avenue on the west, Eastern Avenue on the south and Linwood Avenue on the east. Its association expanded north to Orleans Street in 2011.[1]
Housing stock
Houses date from the mid-1800s to the early 1900s: Italianate "marble house" rows, three-story Victorians from about 1900-1910 facing the park, and two-story 1920s rows on the side streets.[1]
The area is part of the Patterson Park-Highlandtown Historic District, about 295 acres, listed on the National Register on December 27, 2002.[1]
Buyers here ask most about roof decks and finished basements. We check the permit history for both, and look at the roof under any deck.
Getting around
- Eastern Avenue and East Baltimore Street border the neighborhood and run west into downtown.[1]
Before you buy or rent here
- Every rental that is not owner-occupied, including a single rowhome, needs a Baltimore City rental license as well as yearly property registration. The license takes a passing inspection by a Maryland-licensed home inspector registered with the city (or a passing Section 8 inspection) plus the lead certificate number for each unit.[2][3][4]
- Since January 1, 2026, city rental licenses last two years and do not transfer when a home is sold. A buyer who keeps a rental needs a new license within 60 days, and the license number has to appear on the lease and in ads.[5]
- A deed can't be recorded in the city without a lien certificate. It costs $55, takes about seven business days and is generally good for 45 days, and any open liens on it have to be paid in full before the transfer records.[6][7]
- City homebuyer incentives (Buying Into Baltimore, Live Near Your Work, Vacants to Value Booster, the First-Time Homebuyers Incentive) need a homebuyer class and at least $1,000 of your own money, and you apply at least 30 days before settlement. Funding is first come, first served; all five were still open on October 19, 2026.[8]

- Patterson Park was founded in 1827 and covers 137 acres. The Pagoda, designed by Charles H. Latrobe, was finished in 1891.[9]
