Buying and selling a home in Columbia, MD
Our brokerage office, Samson Properties, is at 7067 Columbia Gateway Drive. Columbia is a planned community in Howard County, opened in 1967, with ten villages and its own annual charge on top of property taxes.
Where Columbia is
Columbia was founded in 1967 as part of James Rouse's plan for a new town. It is not an incorporated city; Howard County governs it.[1][2]
It has ten villages: Dorsey's Search, Harper's Choice, Hickory Ridge, Kings Contrivance, Long Reach, Oakland Mills, Owen Brown, River Hill, Town Center and Wilde Lake.[3]
It sits about 20 miles southwest of Baltimore and 25 miles northeast of Washington, served by US 29, I-95, MD 32 and MD 100.[2]
Housing stock
Columbia has 43,280 homes with a median year built of 1983: 32% went up in the 1970s and 26% in the 1980s. About 39% are detached houses, 25% are townhouses, and most of the rest are in apartment and condo buildings.[4]
On 1970s and 80s homes, the usual pre-listing and inspection items are original windows, aging heat pumps and air handlers, and decks built before current codes.
Getting around

- Weekday Camden Line trains from Dorsey take about 28 to 38 minutes to Camden Station in Baltimore and about 41 to 54 minutes to Washington Union Station.[5]
- MTA Commuter Bus routes 203, 305, 310, 315, 325, 335 and 345 serve Columbia.[6]

- Homes inside Columbia pay the Columbia Association annual charge: 68 cents per $100 of half the state-assessed value, billed July 1. A $400,000 assessment works out to $1,360 a year. Yearly increases are capped at 3.5%, except in the first year after a purchase.[7]
- Howard County adds a $0.206 fire tax to the $1.044 county rate, so the FY2027 total with the state rate is $1.362 per $100.[8]
- Howard County charges a 1.25% transfer tax and recordation tax of $2.50 per $500 (FY2026 rate), on top of the state transfer tax.[9][10]
- Maryland's state transfer tax is 0.5% of the price. When the buyer is a first-time Maryland homebuyer who will live in the home, the state rate drops to 0.25%, paid entirely by the seller.[11]
- Howard County requires a rental housing license for rented homes. Licenses run on a two-year cycle, and a unit can't be occupied until it has been inspected and the license approved.[12][13][14]
Public schools: Howard County Public School System. Check any address with the district's official boundary locator.
