Severna Park sits on the peninsula between the Severn and Magothy rivers in Anne Arundel County, about 8 miles north of Annapolis. Almost every home here is a detached house.
Where Severna Park is
Severna Park is an unincorporated community between the Severn River to the southwest and the Magothy River to the east. It started as "Boone," a stop on the Baltimore and Annapolis Railroad.[1]
Ritchie Highway (MD 2) runs through it, and I-97 exit 10 serves the west side. It is about 8 miles north of Annapolis and 17 miles south of Baltimore.[1]
Housing stock
Severna Park has 14,215 homes, 92% of them detached houses, with a median year built of 1979. Construction is spread from the 1950s (13%) and 1960s (18%) through the 1980s (22%).[2]
Waterfront and water-privileged homes need their pier, riparian rights and shoreline permits documented before listing. Buyers' lenders and insurers ask for them.
Getting around
- MTA Commuter Bus routes 230 and 260 run to Washington from the Severna Park Park and Ride.[3]
- From BWI Rail Station on the MARC Penn Line, weekday trips to Washington Union Station take about 34 to 50 minutes.[4]

- The Chesapeake Bay Critical Area covers all land within 1,000 feet of Maryland's tidal waters and tidal wetlands, with at least a 100-foot buffer from the water. It limits clearing, additions and new impervious surface. Look a lot up on the Critical Area map before you plan an addition or a pool.[5][6]
- Check any address on FEMA's Flood Map Service Center or Maryland's floodplain map before you make an offer, and get an insurance quote during your inspection period.[7][8]
- Anne Arundel County charges a 1.0% transfer tax under $1 million (1.5% at $1 million and up) and recordation tax of $7.00 per $1,000.[9]
- Unincorporated Anne Arundel County does not license single-family rentals. Buildings with two or more units need a multiple dwelling license with a Health Department inspection, and short-term rentals must register and are capped at 120 days a year.[10][11]

Parks and landmarks
- The B&A Trail runs 13.3 paved miles through Severna Park. Its Earleigh Heights Ranger Station, built in 1889 as Frost's Store, now holds a small railroad museum.[12]
- Kinder Farm Park, just outside town in Millersville, covers 288 acres with a working farm and a 2.4-mile paved trail.[13]
- Severna Park Library is at 45 West McKinsey Road.[14]
